Forensic Engineering Services

Independent forensic engineering for residential property losses throughout Florida by Anna Zimmerman, P.E., a Florida-licensed Professional Engineer based in Tampa. Forensic work rarely tells the whole story on its own — each of these services builds on the last, from first look to final testimony.

Five services, one method

Every investigation follows the same sequence: Observe, Investigate, Document, Explain. Some matters need only a consultation, a review of another engineer’s report or a careful record of conditions; others continue to a signed and sealed engineering report and, if a dispute reaches litigation, expert testimony. The scope of each engagement is agreed in writing before work begins.

  1. Loss Documentation

Detailed documentation of observed damage and relevant property conditions — a defensible factual record of the property as found.

Engineering, not claim adjusting

Scope of services

Forensic engineering has a defined role in a property loss. This is where ours begins and ends.

What we do

  • Examine the property and the physical evidence
  • Determine the engineering cause and extent of damage
  • Document conditions in a defensible factual record
  • Issue an independent written engineering report when the assignment calls for one, signed, dated and sealed by a Florida-licensed Professional Engineer
  • Provide consultation, independent review of reports prepared by other engineers or experts, expert opinion, and deposition and trial testimony

What we do not do

  • We do not provide legal advice
  • We do not determine insurance coverage or interpret policy language
  • We do not prepare, negotiate, adjust or settle insurance claims
  • We do not repair, remediate or contract construction work
  • We do not promise or predict the outcome of any claim or case
